Thomas Mitchell Homes 100% Part Exchange Package - How Does It Work

What is Home Change?
Quite simply, if you purchase a Thomas Mitchell Home we will buy your existing home at an agreed fixed price in return

What are the benefits to “Home Change” rather than selling the property on the open market?
The advantages are wide-ranging and include:

  • You save money on ‘Estate Agency’ fees as we pay these. On average these can be 1.5 % of the selling price. Plus fees for preparing schedules, advertising etc.
  • You are secure knowing that your entry date for your new home will link with the entry date of your existing home. Removing any worry of being homeless or having to find rental accommodation.
  • You do not have the worry of having to arrange expensive bridging should the sale of your home not tie-in with the entry date of your new home.
  • Last but not least, you have the luxury of a stress-free dependant sale making the move to your new home much more pleasurable.

How do I know you are paying a fair price for the property?
The offer for your home will be based on a reputable local ‘Estate Agent’ and ‘Surveyor’. You may however, arrange independently for an alternative Estate Agent to value your property.

How do you qualify for this service?
A. There are a few restrictions which apply including:

  • The price we pay for your existing house must not exceed 70% of the value of the new home you are purchasing.
  • We would only offer ‘Home Exchange’ once we are satisfied with the Estate Agents and Surveyors Report both of which will be instructed and paid for by Thomas Mitchell.

How do I take advantage of this offer?
By following the steps below:

  • You pay us a fee of £250 to reserve your new Thomas Mitchell Home at a fixed price subject to a Home Exchange being agreed. This fee will be refunded if we cannot agree on a fair price for your property.
  • A local Estate Agent together with a representative from Thomas Mitchell will visit you to asses the marketability of your property. Access for these inspections must be within 48 hours of the reservation being taken.
  • We will then arrange for a survey to be carried out on the property.
  • If the property is eligible and approved we will then make you a verbal offer for the property. Acceptance of this offer must be within 48 hours as we are unable to keep the offer open indefinitely.
  • If you accept this verbal offer, a further £250 reservation fee is payable (all monies paid are off-set against the purchase of your new home). If the offer is not acceptable or if Thomas Mitchell does not wish to proceed with an offer your initial £250 will be refunded.
  • We will issue ‘Home-Exchange’ missives directly to your solicitor, and you will have 14 days from then to conclude missives, at which stage a further deposit is payable.
  • You remain in your home while we market it, until your brand new Thomas Mitchell Home is ready and complete for you.

If you’re existing property has been altered or extended all the necessary planning permissions and building regulations will be required.

All Home Change properties are subject to the following items being left in your property:

  • All carpets and floor coverings
  • All blinds and curtain tracks
  • All light fittings
  • Freestanding cooker/oven hob and extractor cooker hood and any built in appliances.

There will be a retention fee of £1000 which will be held for 14 days to allow us time to check that everything is in working order and nothing has been damaged from the time of us assessing the property to the time of your entry date on your new Thomas Mitchell home.
