What is a secure sale package?
It means that the risk of entering into legally binding missives on your new home is completely removed as the sale of your existing property is guaranteed. However, you have the additional benefit of being able to market your own property for an agreed timescale on the open market to allow you to achieve the maximum price for your property. If you have not received an offer 4 weeks prior to your entry date Thomas Mitchell will purchase your property on part exchange at the price agreed previously.

What are the advantages of a 'Secure Sale' package?

  • You have the opportunity to sell your property independently, secure in the knowledge that you have an assured offer on the table.
  • You have no concerns regarding having to incur what could be costly bridging terms in the event that you do not sell your existing property.
  • You have the luxury of a stress free move to your new home.

How do you decide the value of my property?
The offer for your property would be based on an independent valuation by a surveyor and a local Estate Agent.

How do I qualify to take advantage of this facility?
There are only a few restrictions that apply for you to be able to qualify.

  • The guaranteed price for your existing home cannot exceed 70% of the value of the property you are purchasing from Thomas Mitchell Homes.
  • An offer on a 'Secure Sale' can only be made once we have reports from a Surveyor and Estate Agent, both of which will be paid for by Thomas Mitchell Homes.

How do I take advantage of this offer?
You pay us a fee of £250 to reserve your new Thomas Mitchell Home at a fixed price subject to a 'Secure Sale' package being agreed. This fee will be refunded if we cannot agree on a fair price for your property.

  • A local Estate Agent together with a representative from Thomas Mitchell Homes will arrange an appointment to view and asses the marketability of your property. Access for these inspections must be within 48 hours of the reservation being taken.
  • We will then arrange for a survey to be carried out on the property.
  • If the property is eligible and approved, we will then make you a verbal offer for the property. Acceptance of this offer must be within 48 hours as we are unable to keep the offer open indefinitely.
  • If you accept this verbal offer, a further £250 reservation fee is payable (all monies paid are off-set against the purchase of your new home) If the offer is not acceptable or, if Thomas Mitchell does not wish to proceed with an offer, your initial £250 will be refunded.
  • We will issue 'Secure Sale' missives directly to your solicitor, and you will have 14 days from then to conclude missives, at which stage a further deposit is payable. You would then continue to market your existing property by whichever means you prefer, but if you fail to secure a sale within 4 weeks of the expected entry date of your new home, we will then arrange to purchase the property at the previously agreed price in exchange for your new Thomas Mitchell Home.
  • All Secure Sale properties are subject to the following items being left in your property:
    • All carpets and floor coverings.
    • All blinds and curtain tracks.
    • All light fittings.
    • Freestanding cooker/oven hob and extractor cooker hood and any built in appliances.

There will be a retention fee of £1000 which will be held for 14 days to allow us time to check that everything is in working order and nothing has been damaged from the time of us assessing the property to the time of your entry date on your new Thomas Mitchell home.
